Bett Homes East - Linlathen – Public Consultation
As part of the Planning Application process for the above project, a public open day was advertised in the Dundee Courier and an Open Day was held in the Panmurefield Church Hall, Broughty Ferry on 9 November 2010. Presentation boards with graphics, plans and pictures were provided along with the services of 4 consultants for the duration of this period. Visitors were offered comment sheets and requested to provide their particulars and their comments on the proposals.
Approximately 12 people attended the Open Day, which yielded future sales interest and comments on the additional traffic the development would create. A full report detailing all comments received on the day will be submitted to Dundee City Council in the next stages of the planning process.

Travel Pack Framework
As a condition of the planning consent for this development it was a requirement to prepare a travel pack framework which encouraged the use of public transport, cycling and pedestrian walking routes over the more common use of the private car.
This was seen to help reduce traffic congestion / pollution and encourage a healthier lifestyle among the community. The framework identified the Westhill area to contain all the major notable amenities within a 10-15min cycle journey.
Each dwelling of the Bett Homes Development was issued with a copy of a presentation style brochure detailing all the contact details of local bus and transport companies and details of bus timetables / bus stops, together with all local cycle / walking routes.
Bett Homes were assisted in the development of this plan by WA Fairhurst and Partners.

Bett Homes East - West Linton – Bats
A bat maternity roost was discovered within the roof space of one of the refurbishment plots at West Linton in July 2010 and following the necessary surveying a total of 341 bats were recorded. Proposals to maintain the roost in the building by creating a purpose built bat box in the refurbished roof, accessed by a bat slate and at a time when the bats had vacated the roost secured the necessary European Protected Species Licence. The formation of the bat box and completion of the surrounding area of the building entailed out of sequence working to complete the roost within the timescales dictated by the Licence.
Manor Kingdom were assisted in the application process and during the work by the specialist Wild Surveys Ltd (Ecological Consultant).

Bett Homes East - Panmuirfield – Pond
Located within a mature treebelt adjacent to our site at Panmurefield Dundee was an existing open body of water that was originally proposed to be in-filled due to potential health and safety issues, however it became clear through the planning process that this feature (which was believed to be one of only two remaining open bodies of water within Dundee City) was to be retained and made safe by dewatering and reshaping the current footprint to create a more aesthetically pleasing form and help retain the existing biodiversity in and around this woodland area.
Bett Homes were assisted in this application process and during the works by Brindley Associates (Landscape and Ecological Consultants).

Positive Input Ventilation (PIV)
Whole home ventilation is provided using the Positive Input Ventilation principle to introduce fresh filtered air into the dwelling at a continuous rate, encouraging movement of air from inside to outside. A low power consumption fan unit is located within the properties loft space, utilizing pre heated fresh air from solar gain through absorption into the roof structure and from roof mounted solar collectors. Air is distributed via a diffuser located in the upper floor landing. Using PIV also removes indoor pollutants such as carbon monoxide and keeps out traffic fumes, pollen and outdoor pollutants as air is drawn through filters within the unit.
The PIV unit and system conforms with Building and NHBC Standards and contributes to energy savings within the house.
